University District Condos And Townhomes

It's no surprise that the University District boasts a variety of condos and townhomes, given its close proximity to Vancouver Island University (VIU). Between those who work at the university or nearby businesses and the students looking for a place to rent, there's certainly demand from buyers who are looking for an affordable home or a property to rent out for extra income. The low-rise condo buildings and townhouse developments in this part of Nanaimo come in many architectural styles, but you'll find that most were built in the 1980s and 90s and feature very spacious interiors. Because many of these complexes don't include a large number of units, you'll also notice that the strata fees are generally quite low.  Contact Carly Carey today to start your real estate search, or click to learn more about University District condos and townhomes.

University District Real Estate

Condos and townhomes make up a smaller portion of the University District's real estate market (with the most properties available being single-family homes). The neighbourhood in and of itself has seen some development/redevelopment over the past few years as condos and townhomes increase in popularity with buyers. Village on 3rd, for example, is the community's premier condo/mixed-use building because of its walking distance to the campus and its modern look. Because of their affordability and their square footage, condos and townhomes for sale are quite desirable.

Living in Nanaimo's University District

There are several aspects of University District that make it desirable for almost all types of demographics, as opposed to just those with a connection to VIU. The University Village Mall provides all sorts of options to shop and get errands done, from the Buy Low Foods and Shoppers Drug Mart to the restaurants and other businesses within the village.

Families will appreciate the high concentration of schools in the area, including:

  • Georgia Avenue Elementary
  • Fairview Community School
  • John Barsby Community School
  • Malaspina Preschool
  • Nanaimo District Secondary School (NDSS)
  • The High School at VIU

The University District is also an outstanding part of the city for those who value being close to parks, green space, and many different recreational opportunities. Third Street Park near NDSS is home to multiple sports fields, walking trails, and the Nanaimo Ice Centre. At the south end of the community lies Colliery Dam Park, which features multiple lakes and forested hiking trails, as well as the beautiful 278-acre Morrell Nature Sanctuary. There's also plenty of smaller parks with playgrounds and fields for children to play, such as Harewood Centennial Park and several others.
